How to Compare Floor Coating Quotes

Two floor coating quotes are comparable only when they describe the same work. Totals are easy to rank and easy to misread. This checklist is what to line up before you decide. It applies to a Guelph garage, a basement, or a commercial room.

Line the scopes up

Check area, rooms included, and removal of existing flooring. Check the preparation method and whether a surface profile is stated. Check crack and joint treatment. Check product names for each layer, not the single word epoxy. Check flake or pigment, the topcoat, and any slip additive. Check what is excluded. A missing line is not free. It is either omitted or hidden.

Put the two quotes in the same order on a page: area, removal, grind or blast, repairs, moisture, base coat, broadcast, topcoat, texture, cure window, exclusions, warranty. If a cell is blank, ask before you treat the totals as comparable. A blank prep cell next to a lower price is the pattern to slow down for.

Time, access, and paperwork

Compare the cure window they will actually schedule, including temperature assumptions. Compare who moves furniture and who protects adjacent rooms. If a warranty is offered, read the exclusions next to the other company’s exclusions. One may cover adhesion for a period and exclude moisture, the other may offer none. Those are different offers. Ask for proof of insurance if your landlord or your own risk rules require it from the company doing the work. That company is the one that can supply the certificate.

Ask the company doing the work for insurance and any written warranty. A quote that refuses to name products is harder to compare than a short quote that names them. Keep both documents. Do not let a verbal “it will be the same” replace a line that was missing.

Decide on the described floor

Choose the scope that matches the slab, then the company that will put that scope in writing. A lower price for less prep is a predictable way to buy a peel. When you want another look, send the same description to the quote form so the details do not drift between conversations. Keep photos attached in the description: where the floor is, what covers it, and what has already failed.

Questions people ask before requesting a quote

The quotes use different areas. Which area is real?

Ask both to walk the same measurement, including alcoves. A cheaper rate on a smaller invented area is not a better price.

Should I pick the quote that names a brand I recognize?

A real product name is better than an unnamed resin. Recognition is not performance. Ask for the data sheet and whether that product is allowed on your slab.

Request a flooring quote

Describe the slab, the room, and what is already on the concrete. A provider can follow up about whether a coating project is a fit.
