What Changes an Epoxy Flooring Quote in Guelph
Epoxy flooring quotes move for the same physical reasons on a basement slab as on a commercial room: what is on the concrete, how it will be prepared, which system is specified, and how the building can be used while it cures. Garage-only details such as hot tires are covered in the garage cost guide. This one is for the other rooms.
Removal is often the real project
Carpet, tile, vinyl, and adhesive are demolition, not a coating. Adhesive residue can take as long as the resin. An existing epoxy that has failed is a grinding job before it is a colour job. If your quote assumes bare concrete and you still have tile, the number is fiction. Say what is down today.
Furniture, gondola runs, or a water heater in the middle of the room change labour. Note what you can move and what must stay. Protection of adjacent finished flooring belongs in the scope if the grinder has to cross it.
Moisture testing and mitigation
Below-grade and on-grade slabs sometimes need testing before a vapour-tight film is responsible. The test has a cost. A mitigation primer, if the result calls for one and a product exists for that result, has another. Skipping both is not a discount if the floor blisters. Basement moisture explains the homeowner side of that decision. Commercial slabs deserve the same honesty.
Ask the quote to separate the test from the primer. A single line that says “moisture control if needed” cannot be compared with a quote that names a test method and a product. If the provider will not test, ask what observation they are relying on and what the data sheet requires before that observation is enough.
System, texture, and hours
Decorative flake, metallic pigment, cove bases, and slip additives are visible lines. So is the difference between a thin coat and a higher-build system. After-hours work, phased areas, and a faster topcoat chosen only to reopen a store are labour and material decisions. They should be explicit. Compare the description, then the price.
Downtime is a cost even when it is not on the invoice. A cure window that blocks a clinic for two extra days can matter more than the resin. Ask which data-sheet interval the crew is using for your temperature, not a generic “next day.”
Where to send the request
Use concrete floor coatings if you are still choosing a direction, basement epoxy for below-grade rooms, and commercial epoxy when the public or staff traffic defines the floor. Include area, current finishes, and the problem you care about. Leave the invented price off the internet, including this page.
Questions people ask before requesting a quote
Are commercial floors priced like houses?
Rarely. Access, hours, removal, and specification length change the job. A residential square-foot anecdote is not a commercial budget.
Does a thicker floor always cost more?
More material and more labour usually cost more. Thickness without prep is still a weak floor. Pay for the scope that matches the room.
