How Long Epoxy Flooring Can Last
Epoxy flooring does not have one lifespan. A well-prepared interior floor with light foot traffic can look sound for many years. A thin coating on a damp, contaminated garage slab can fail in a season. Anyone who offers a single number without the system, the slab, and the use is guessing. This page explains the conditions that move the result so you can ask a better question.
The conditions that actually move the date
Adhesion comes first. A film that never bonded does not have a service life. After that, thickness and the wear surface matter. Foot traffic in a basement and turning forklifts are not the same abrasion. UV at a garage door can amber a clear epoxy long before it wears through. Hot tires can mark or lift some topcoats. Salt and cleaners attack films that were never rated for them, usually at thin spots and edges.
Edges, door tracks, and places a grinder could not reach often fail first. When you judge an older floor, look there before you judge the middle of the bay. A sound centre with loose edges is still a prep problem, not proof that “epoxy does not last.”
Maintenance is the unglamorous part. Grit under shoes is sandpaper. Dragged appliances cut. Standing solvents stain. A neutral cleaner and a rinse do less harm than a random degreaser. None of this produces a universal year count, and inventing one would be misleading.
Warranties are not the same as durability
A written warranty from the company that installs the floor, or from a manufacturer under stated conditions, is a contract with exclusions. It might cover peeling and exclude stains, cracks that reflect from the slab, or damage from impact. It might require a specific prep and a maintenance sheet. If no one offers a warranty, that is information worth reading before you compare totals.
Ask what fails the warranty: moisture readings above a limit, unapproved cleaners, or moving joints. Then decide if those exclusions match your building. Quote comparisons should include this paper, not only the colour.
What the end of a floor looks like
Some floors wear thin and look tired while they stay bonded. Those can sometimes be recoated. Some peel because the bond or the moisture was wrong. Those usually come off. Repair or recoat helps you tell the two apart before you pay to bury a failure. If you are choosing a first system, start from concrete floor coatings or the garage page and describe how the room is used.
Questions people ask before requesting a quote
Is a 10-year claim meaningful?
Only if it names the product, the prep, the use, and who is obliged to respond. As a headline, it is not a measurement.
Does polyaspartic last longer than epoxy?
Not by category. A UV-stable topcoat can keep a garage floor looking more even in the sun. Abrasion and bond still depend on the whole system and the slab.
