Epoxy vs Polyurea Floor Coatings
Polyurea and epoxy cure differently, tolerate different installation windows, and show up in different specifications. Polyaspartic coatings are a branch of aliphatic polyurea, which is why the words get stacked in the same advertisement. They are still not one product. Use this page when a commercial or garage quote mentions polyurea and you need to know what to ask.
Different reactions, different clocks
Epoxy is typically a resin and a hardener with a workable pot life measured so a person can roll a floor. Traditional aromatic polyureas can set extremely quickly and are often spray-applied as thick linings or membranes. That speed is useful in some industrial work and awkward in a finished living room. Polyaspartic formulations are generally slower than those spray polyureas and are commonly rolled as topcoats. If a quote says polyurea, ask whether they mean a spray system, a rollable polyaspartic, or a marketing word for the topcoat.
Flexibility, UV, and chemicals
Some polyurea systems are chosen where the substrate moves or where a fast return to service matters. Epoxy systems are chosen where a high build, a decorative broadcast, or a particular chemical chart fits. UV stability depends on whether the chemistry is aliphatic or aromatic and on the specific formula. Aromatic films can darken in sun. Aliphatic topcoats are often used where colour matters. Chemical resistance is a chart with concentrations, not a family trophy.
Flexibility is the other sales sentence. A more flexible film can move with a joint a little and can also show scratches differently. It does not forgive a moving structural crack. If the quote leans on flexibility, ask what joint detail still has to be cut or filled. The resin is not a substitute for that line.
None of these traits survive bad preparation. A fast membrane over oil-soaked concrete still comes off. Read surface preparation before you treat resin choice as the whole decision.
What to ask for on the quote
Product name, how it is applied, the thickness, the recoat or topcoat if one is required, and the temperature window. For a plant, add the chemical list. For a garage, confirm you are not being sold an industrial spray system you did not ask for, or a garage topcoat for a chemical bay. Industrial coatings and garage coatings are the two request paths.
Questions people ask before requesting a quote
Is polyaspartic the same as polyurea?
Polyaspartic is a type of aliphatic polyurea, used often as a floor topcoat. Other polyureas are different products with different application methods. Ask which one is in the quote.
Which lasts longer?
The one that was specified for the exposure and bonded to sound concrete. A lifespan claim without those conditions is advertising. See the lifespan guide before you treat a number as a fact.
